WHAT IS SEALCOATING?
Sealcoating is a vital element in protecting your asphalt investment. Sealcoat is a coal tar emulsion which is applied to your asphalt to protect it from the damaging effects of the elements. Newly installed asphalt is a dark black. Over time, exposure to the sun and the elements will turn your asphalt gray. Sealcoating allows you to maintain the black appearance of new asphalt.

ADVANTAGES OF SEALCOATING
� Sealcoating your driveway protects it from the harmful effects of; sunlight, salt, ice, water, gasoline, oil and other chemicals. � Sealcoating increases the �curb appeal� of your property. � Sealcoating improves drainage by filling in the pores of the asphalt and creating a smooth surface. � Sealcoating extends the life of your driveway.

SEALCOAT SCHEDULE
New asphalt should be sealed 12-18 months after installation. Sealcoat should then be applied every 2-3 years, depending on traffic volume.

CRACKFILLING
Crackfilling is a very important part in maintaining the integrity of an asphalt surface. Joints or cracks in asphalt that are not sealed will allow water and dirt to leak down thru the asphalt surface. Sealing cracks with a hot-poured rubberized crack sealant prevents water from penetrating the subgrade and extends the life of your asphalt. A maintenance schedule of crackfilling will result in substantial savings in maintenance costs.

PAVEMENT CRACKING
The cracking of pavement in our climate is inevitable. The freeze/thaw cycle, vegetation, temperature and the moisture content of the subsoil are some of the factors which can cause pavement to crack. It is very important to install a hot rubberized crack sealer to any cracks a 1/4 inch or greater to prevent further damage.
